Floodplain Analysis & FEMA

Being in or near a mapped floodplain affects what you can build, what permits you need, and what flood insurance costs. We analyze and map floodplains, prepare FEMA applications to correct or revise flood maps, and survey building elevations so owners know where they stand.

Elevation certificates and map amendments

An Elevation Certificate is a FEMA form, completed by a licensed surveyor, engineer, or architect, that shows a building's elevation compared to the base flood elevation. It's used to rate flood insurance, and it can support a Letter of Map Amendment (LOMA), which removes a structure from the mapped flood hazard area if it sits above that elevation.

A completed Elevation Certificate doesn't expire unless the building is changed.

Frequently asked questions

Who can complete an Elevation Certificate?

Does an Elevation Certificate expire?

No, unless the building is modified.

How long does a FEMA map amendment take?
