Neighborhood and conceptual plans, layouts, schematic engineering, and cost analysis. A feasibility study answers the big questions early: how many lots or how much building fits, where utilities come from, how stormwater gets handled, and roughly what it all costs.

Zoning & Development Approvals

Rezoning petitions, conditional uses, site plan approvals, and the agreements that come with them. We prepare the exhibits, attend the plan commission and board meetings, and answer the engineering questions so you don't have to.

Existing Conditions Surveys

Boundary and topographic surveys of the property you're considering, so the plan starts from facts. Doing this early in due diligence catches boundary problems while they're still cheap to fix.

Pre-Construction Services

Complete site design, bid documents, and contractor coordination so construction starts on time.

What's in a feasibility study?

A look at what the property can realistically hold: a concept layout, zoning and setback review, utility and stormwater approach, access, known constraints like wetlands or floodplain, and an order-of-magnitude cost. It's the cheapest way to avoid an expensive mistake.

How does rezoning work?

You (or we, on your behalf) petition the municipality. It usually goes to the plan commission for a public hearing and recommendation, then to the village board or city council for a decision. We prepare the materials and present the engineering side.

How long do approvals take in Racine and Kenosha Counties?

Simple site plans can move in a month or two. Rezoning, platting, or projects needing county or state permits take longer. Meeting calendars drive the schedule, so we build the timeline around them from day one.
