ALTA/NSPS Land Title Surveys
An ALTA/NSPS Land Title Survey is the most thorough property survey there is. It follows national standards set by the American Land Title Association and the National Society of Professional Surveyors, and it's what lenders, title insurers, and buyers rely on for commercial real estate.
Along with the boundary, it shows easements and other recorded matters from the title commitment, improvements, access, and any optional items (Table A) the parties request, like zoning, utilities, or parking counts.

Which ALTA/NSPS standards do you use?
The current ALTA/NSPS Minimum Standard Detail Requirements. A new edition took effect February 23, 2026. Surveys contracted after that date follow it.
What is Table A?
A list of optional items, like zoning information, utilities, parking counts, and flood zone classification, that the client, lender, and title company can add to the survey. We help you pick only what's needed.
What do you need from me?
The title commitment and its exception documents, the list of Table A items your lender requires, and the names of everyone the survey should be certified to.
Is this the same as an ALTA/ACSM survey?
It's the updated version. The standard was renamed ALTA/NSPS in 2016.
