What happens on survey day
We do the homework
Before anyone visits, we research deeds, plats, and earlier surveys, including the county surveyor's files.
A crew visits
Two surveyors with GPS and a robotic total station. Most homes take a few hours. You don't need to be home.
Corners get marked
We find the existing iron markers or set new ones, usually with a wooden lath or flag nearby so you can spot them.
You get the map
A signed plat of survey showing your lines, the markers, and what's near the lines. We file a copy with the county.
Frequently asked questions
Do I need a survey to sell my house?
Not usually. Wisconsin doesn't require one to sell, but a buyer, lender, or title company may ask for one, and it can head off problems at closing.
Can I find my property line myself?
You can look for the iron corner markers, but only a licensed land surveyor can tell you for sure where the line is. County GIS maps and phone apps can be off by many feet.
Will the surveyor need to come into my yard?
Yes, the crew needs to walk the property and may need to reach corners along the back and sides. Please let us know about dogs and locked gates. We're also allowed by Wisconsin law to enter neighboring land when needed to do the survey.
What do I get when the survey is done?
Marked corners on the ground and a signed plat of survey (a map) showing your boundaries, the markers, buildings near the lines, and anything that crosses them.
What's the difference between a survey and the mortgage inspection I got at closing?
A mortgage inspection is a limited report for the lender. It doesn't mark your corners and shouldn't be relied on for a fence or an addition. A boundary survey does both.
Can I pull out a survey marker that's in the way?
Please don't. Removing or disturbing a survey monument is against Wisconsin law, and resetting it costs money.
